1. Search for a land plot for construction

Our architects will check the type of land and inform you about the building norms on the given plot. The norms vary in different cities and regularize building area, volume, height and more.
  2. Architectural projectMatrium develops an architectural project that includes full design and construction documentation. Our 25 years of experience in design and construction allows us to minimize the design cost of construction as much as possible so that our clients pay fewer taxes and municipal fees. Our architects sign and approve the project at the Architect Association.
  3. Building permitMatrium team gets a construction license at City Hall for you.
  4. Tender processWe can help you to set up a bidding process for the best construction companies in your area. Through this tender, you will get the most cost-effective construction quotes and we will help you to discard doubtful offers. Thanks to our 25 years of experience on the market, we analyse material and product qualities and identify elevated or inconsistent pricing of the quote items.
  5. Construction processOur architects will supervise the construction process. Every month we issue a certificate about the state of works, and if you cannot visit the site, we do regular video reports to keep you informed.Upon completion of construction, our technical architect prepares the certificate of completion of construction works. A construction company provides you with certificates, geodesic and laboratory tests, certificates for bearing structure and construction warranty.
  6. OwnershipAt this final stage, you must pay VAT, notary fees and legal acts to register yourself as a new homeowner. Matrium will help you with the whole process.

3. What are the related costs?

Other expenses to keep in mind during the construction process. The cost estimates are given for the construction of a two-storey house with basement in Alicante:

  • Geotechnical survey: around 890 € + 21% VAT
  • The municipal rate: around 445 euros (house <250 m2) and 557 euros (house> 250 m2).
  • Municipal Tax (ICIO): from 3 to 4,5% of the project construction cost (PEM)
  • State Office of Technical Control: around 1400 euro (for a site without a slope, concrete structure, under 400 000 euro)
  • Insurance “seguro decenal promotor”: around 1700 euros
  • Connection to utilities (water supply, sewerage, electricity, telecommunications, etc.) For example, connection to water supply and sewerage: from 5,200 euros (increases depending on the location of the site).
  • “Ocupación de vía pública”: cost according to the fiscal ordinance.
  • Notarial services and registration: about 1200 euros (for a house of 250 m2 with a cost of 270 000 €).
  • Legal acts (taxes): 1.5% of the estimated construction cost.
  • Certificate for obtaining the coordinates of the site for cadastral registration: around 300 € + 21% VAT
  • Topographical study (carried out if necessary): 500 – 700 €
  • Energy efficiency project of the building

4. What are construction guarantees in Spain?

10 years for bearing structure (foundation, columns, slabs, and other elements that are responsible for the strength and stability of a building).

3 years for construction elements responsible for noise protection, energy saving, thermal insulation, hygiene.

1 year for finishes and decorative elements.

5. What is special about spanish construction?

In Spain, almost everything is built as a concrete frame construction (columns and beams). The walls are usually made of a double layer of hollow bricks with insulation. These technologies make it possible to ensure seismic resistance of houses in mountainous areas. Due to the favourable climate, the walls are filled with thinner insulation than in the northern countries.

In Spain, any construction is carried out under architectural supervision from the very beginning. Only when the project is approved by the Architects Association and town planning council, local authorities issue a building permit. The constructed building is checked and accepted by a special department of the City Hall.

The construction team and the contractors must be social security contributors, have insurance, undergo the necessary instructions according to health and safety standards and be under the supervision of the team member responsible for this.

We advise you not to deviate from these rules, as it may cost great penalties and charges, including demolition. An injury or accident on site is punishable up to imprisonment of the responsible person (usually health and safety coordinator).
